Bill Belichick’s real estate portfolio has made headlines beyond the football field, with a Nantucket cottage delivering a return after more than a decade.
The former New England Patriots head coach bought the two-bedroom, two-bathroom property at 3 North Gully Road in 2014 for $2.45 million. Located in the island’s ‘Sconset area, the cottage offered a coastal retreat away from the demands of the NFL season.
Belichick sold the home in 2025 for $3.795 million, completing a transaction that added $1.345 million to its purchase price. The sale was reported by Boston.com and the Nantucket Current.
The property’s appeal was tied to its location and cottage features, including a stone fireplace. Its sale price also reflected the demand for homes on Nantucket, an island known for its coastal setting and high-end real estate market.
The deal came as Belichick’s career entered a new chapter. After leaving the Patriots following the 2023 season, he took over as head coach at the University of North Carolina. His move to college football followed a 24-year run in New England that included six Super Bowl championships.
The Nantucket sale was one part of Belichick’s broader property holdings. Reports have noted that he has owned other homes on the island, including properties near Shell Street and Fair Street, while also pursuing a new build.
For Belichick, the cottage’s sale marked the end of an 11-year investment. The $1.345 million difference between its purchase and sale prices offered a snapshot of how the property’s value changed during that time.
The transaction adds a real estate chapter to the story of a coach whose career has been defined by preparation, planning and results. Away from the sideline, the Nantucket deal showed another side of Belichick’s life: an investment that appreciated substantially before he moved on.
